Own the home. We'll do the rest.
North Path turns single-family homes and duplexes into well-run shared homes — with steadier income and none of the day-to-day. A true Done-For-You operation for property owners across Central Florida.
Steadier income than the standard single-family rental
One tenant in a single-family rental means one point of failure. We run the home as a managed shared residence, so your income is steadier — and the work isn't yours.

The traditional rental
- ✕ One tenant — when they leave, you're at 100% vacancy
- ✕ Income gaps between tenants while you re-market
- ✕ Turnover costs: cleaning, repairs, listing, showings
- ✕ You chase rent and handle every call yourself
- ✕ Wear, disputes, and management all land on you
The North Path home
- ✓ Steady monthly income — guaranteed rent options available
- ✓ Multiple responsible residents, not a single point of failure
- ✓ We screen, place, and manage every resident
- ✓ We collect rent and coordinate upkeep — you stay hands-off
- ✓ Professional management protects your asset
One lease, or eight beds?
A traditional 4-bedroom rental earns one rent from one tenant. North Path operates the same home as a managed shared residence — two beds per room, eight in all — so it can gross far more. That extra income is the engine behind the steady, competitive payout we offer you.

8 beds (2 per bedroom) at $1,050/bed, at full occupancy — gross.
That's nearly 3× the gross rent of a single lease.
Independent co-living operator PadSplit reports hosts earn up to 2.5× more rental income than a traditional lease — the same dynamic that powers our model.
Why a bed rents for $1,000–$1,200
Every resident gets a fully furnished, all-inclusive home — utilities, services, and management included. North Path provides and maintains all of it, so the home stays full and well-run and you never get the call.

What a single-family lease earns, by county
The traditional baseline — what your home would rent for on one lease.
| County | 3-bedroom / mo | 4-bedroom / mo |
|---|---|---|
Orange Orlando–Kissimmee–Sanford | $2,350–$2,490 | $2,900–$3,000 |
Seminole Orlando–Kissimmee–Sanford | $2,150–$2,490 | $2,600–$2,960 |
Osceola Orlando–Kissimmee–Sanford | $2,190–$2,490 | $2,510–$2,960 |
Brevard Palm Bay–Melbourne–Titusville | $2,080–$2,330 | $2,545–$2,645 |
Whole-home figures reflect U.S. HUD Fair Market Rent (FY2026) and current market listings (Zumper, RentCafe), as of June 2026. The per-bed illustration uses North Path's own rates ($1,000–$1,200/bed) at full occupancy and shows gross rent before expenses, vacancy, and management — not owner profit and not a guarantee of earnings. The “2.5×” figure is as reported by co-living operator PadSplit. Your actual payout depends on the property and the agreement. Sources: HUD FMR, PadSplit, Zumper.

How it works
Four simple steps from your front door to steady, hands-off income.
We assess your property
Tell us about your home or duplex. We review the property and the local market and tell you, plainly, what it can do as a North Path home — no obligation.
We agree on terms
Pick the track that fits you: a master lease with steady monthly rent, a cash-flow partnership, or both. Clear terms, in writing.
We furnish, fill & manage
We furnish the home, screen and place responsible residents, collect rent, coordinate upkeep, and run the day-to-day. You don't lift a finger.
You collect steady income
You get paid on a predictable schedule while we keep the home full and well-run. Truly hands-off ownership.
Pick the track that fits you — or do both
Whether you'd lease us a home, partner on cash flow, or do both, there's a path that works. Our goal is to launch well-run homes across Central Florida, together.

Track 1 — Landlord Partner
Lease your home to North Path on a multi-year master lease. We pay you a steady monthly amount — on time — whether or not every room is filled, then furnish the home, place and manage responsible residents, and handle the upkeep. Your home stays in your name and is professionally maintained.
Best for owners who want a predictable monthly check and zero day-to-day.
Track 2 — Cash Flow Partner
Prefer to help launch homes instead of, or alongside, leasing one? Take an ownership stake in the operating venture and a share of each home's monthly operating cash flow. You fund each home's setup per invoice, paid directly to the vendor — your money never passes through North Path, and you can pause at any milestone.
Best for owners who want a hands-off, asset-light way to partner.
You can combine both — lease us a home and partner on cash flow — and earn steady rent on your property plusa share of the homes' operating cash flow.
Thinking of selling instead? Our rent-to-own arm, Hedge Home Offers, makes offers on Central Florida homes.

What we look for

We provide housing — not medical or personal care. We operate as an equal-opportunity housing provider under the Fair Housing Act.
